An advisor of this kind is specially trained in the field and normally works for an organization, as a lawyer, who gives legal advice to those who need it. What the advisor will do is carry out a very detailed research plan on the land, send back a report of all his findings and highlight the possible problem areas so that you can see where you might run into trouble. He will also give you ideas on how to avoid them if you can do so. Legal advisors work with contracts, policies, and other documents that one might need a professional eye to go over just to make sure that they are reading all the fine print.
